Domain monetization: partial rental

I would like to discuss this issue, because the topic of the partial lease of domains has not yet been covered in Habré.

And the point is that not so long ago on Mashable there was a story about a new startup ( Root Orange ) with a rather unique model of monetization of domains - rent based on geographic location. It works like this:
image
1) You are the owner of the Moscow online store best-futbolki-v-moskve.ru. The domain is not the best, but that's all there was.
2) You go to the site (in the US it is RootOrange.com) and see the database of domains that are leased. After searching by keywords - you managed to find out that the domain futbolki.ru can be rented.
3) Since your store operates only within Moscow - you do not need to have the entire domain futbolki.ru at your disposal - you can rent it only for Moscow IP addresses, for example, for only $ 30 per month.
4) Thus, the user logging in to futbolki.ru from Moscow (by IP) will see the content of your site (best-futbolki-v-moskve.ru). Accordingly, a user who comes from Minsk will see completely different content (if someone has already rented this domain in Minsk). In addition, you will be assigned the address moskva.futbolki.ru in case there is a failure in determining by IP address.

Everyone wins. The domain owner no longer needs to look for a buyer for $ 9999999 - the domain can start to make money now. The tenant also benefits from the fact that he has a weighty domain for his region, while paying only a small rent.

Features of the partial lease of domains:
- the position of the main site (futbolki.ru) increases in search engines - all tenants benefit from this, since they do not need to promote each of their sites separately
- prestige - the tenant can write on business cards futbolki.ru
- more profitable "parking" domain
- inaccurate determination by IP. For example, in Ukraine there is an Internet provider on which subscribers from all cities of Ukraine sit, but it assigns Kharkiv (if I'm not mistaken) to absolutely all users the IP address
- if your visitor has left the borders of your region (although in this case you have moskva.futbolki.ru) - he will not see your site in futbolki.ru anymore
- best suited for domains with embedded, generic keywords (advokat.ru, stomatolog.ru, avtomoyka.ru, etc.)
- only suitable for sites that need local reach
')
So, I would like to hear the views of both domain owners and potential tenants.
1) What are the pros / cons?
2) Will this model be claimed in runet?
